An aging roof can become more than a maintenance concern. It can also become an insurance issue. Florida law provides certain protections based on roof age and condition, but your roof’s remaining useful life can still matter when an insurer evaluates coverage. Knowing its condition now can help you understand your options before renewal, storm damage or a leak forces the issue.
15+ YEARS OLD? HERE’S THE HEADS UP.
For roofs at least 15 years old, Florida law requires insurers to allow homeowners to obtain an inspection before requiring replacement as a condition of issuing or renewing a homeowners policy solely because of roof age. If an authorized inspection determines the roof has at least five years of useful life remaining, the insurer cannot deny issuance or renewal solely because of its age. Other underwriting requirements may still apply.
